Choosing the Best Exterior Primer for Concrete and Masonry
One of the best parts of Florida living is being able to tackle outdoor projects almost any month of the year. Whether you’re a professional contractor or a confident DIYer, you already know the finish coat is only as good as what’s underneath it—and on masonry surfaces, concrete, brick, block, and stucco, the primer does most of that heavy lifting.

Why Concrete and Masonry Need Their Own Primer
Concrete, masonry, brick, block, and stucco aren’t like drywall or wood. They’re porous, mineral-based, and chemically active. Three traits in particular make them tricky to prime:
High alkalinity: Fresh concrete and masonry can have a surface pH as high as 13, which will burn through standard latex topcoats and cause peeling within a season. A proper masonry primer is alkali resistant.
Moisture migration: Porous substrates pull moisture in and push it back out. When that moisture carries dissolved salts to the surface, you get efflorescence—the chalky white bloom often seen on older block walls.
Texture and porosity: Concrete, split-face block, and stucco have pinholes and voids that thin, general-purpose primers simply can’t fill.
Skipping the right primer in South Florida where humidity, salt air, and heavy rain compound every one of these issues almost always means a callback within a year or two without the ideal seal.
Sealed, Unsealed, or Coated? Identify the Surface First!
Industry professionals think about concrete and masonry in three categories:
Unsealed (Bare) Concrete and Masonry
This is raw, never-painted, never-sealed substrate: new walls, freshly poured patios, exposed block, untreated stucco. The pores are wide open, and the surface is still chemically quite active.
Quick test: Sprinkle water across the surface. If it absorbs in and darkens the substrate, it’s unsealed. Allow new concrete and masonry to cure for at least 28 to 30 days before priming, and confirm moisture content meets the primer manufacturer’s spec.
Sealed Concrete and Masonry
"Sealed" means a clear penetrating sealer or a previous primer-sealer has filled and locked down the pores. The substrate still looks like its original concrete or masonry but it just isn’t drinking in water anymore.
Quick test: Water beads up on the surface instead of soaking in.
What it needs: Many sealers are designed to resist standard primers, so many won’t bond. You either have to mechanically rough the surface, strip the sealer, or (recommended) use a bonding primer engineered to grip a non-porous surface.
Coated (Previously Painted) Concrete and Masonry
The substrate already has a paint or coating on it. Sometimes that coating is sound; sometimes it’s chalking, peeling, or losing adhesion at the edges.
What it needs: A sound coating can usually be top-coated directly after cleaning. A failing coating needs to be scraped, pressure-washed, and locked down with a peel-bonding primer that stabilizes the edges of the remaining paint without lifting it.

For Bare Masonry:

Benjamin Moore Ultra Spec® Masonry Interior/Exterior Acrylic High Build Masonry Primer is our go-to for new tilt-up concrete, freshly built block walls, and bare stucco. It’s a 100% acrylic latex primer engineered to penetrate, seal, and build film thickness on porous masonry. Two features make it stand out:
- Alkali resistance up to pH 13, meaning it can be applied to relatively young concrete and masonry without burning through
- High-build formula that helps fill pinholes, voids, and minor surface texture before the topcoat goes on
It accepts most exterior acrylic and elastomeric topcoats and is ideal for both tilt-up concrete and stucco substrates.
For Bare or Mixed Substrates:

When a project involves multiple substrates, Benjamin Moore Fresh Start® High-Hiding All Purpose Primer is a good choice. It’s an interior/exterior acrylic primer with strong hide and a mildew-resistant film, which matters in Florida humidity. It’s not the heaviest-build option for deep masonry texture, but it’s versatile, sands well, and accepts a wide range of topcoats.
For Sealed, Glossy, or Hard-to-Coat Masonry:

INSL-X® Stix® Waterborne Bonding Primer is an acrylic-urethane bonding primer with a near-cult following among professional painters. It’s the right call when you need a coating to stick to something it shouldn’t naturally stick to, like glazed brick, dense block, previously coated masonry, or surfaces that have been clear-sealed. It cures and forms a hard, sandable film that gives almost any topcoat a clean surface to grab onto.
For Weathered or Peeling Painted Masonry:

When you’re restoring an older stucco wall or block exterior that’s been painted and is now flaking, INSL-X® High Build Peel Bonding Primer is the product. It’s a water-based acrylic primer with very high build, designed specifically to lock down loose paint edges on weathered wood, galvanized metal, and masonry surfaces. After about two hours, you have a smooth, uniform surface ready for color.
A Note on Sealing Before Priming
